Here's a picture of a typical "We had three days to move out and no time to go to the dump" pile that so many foreclosures leave behind.

At least these people had the decency to drag the junk to the curb instead of leaving it inside the house.

I was talking today to a very nice gentleman who was a self described real estate investor.

His goal was to buy only the ugliest properties.
Units that had been abandoned and reverted to REOs.
Many times the condition of the property doesn't warrant the Lender or Agent spending valuable capital to rehab the home.

In these instances, the lender will drastically drop the price of the property in hopes of a quick "As -Is" sale to someone like him.

This business plan requires a lot more work and they'll have to secure an absolute deal to make the numbers work but the upside potential can be quite large!

We talked at length about the business. I explained what we do, how we do it, and where we operate. The next couple of properties he buys, he'll have us come in and do the initial work. So this will be our first private individual, outside the real estate profession as a client.

How cool is that?
